Property Management Fees
The management fee is for the ongoing management of the property. Our fee is 7.7% for one property or 6.6% for two properties or more. It covers all quarterly inspections, collection of rent, paying of accounts as authorised and most importantly paying you the balance of the rent.
Letting & Lease Preparation Fee
New Tenants Only One fee covers this and includes opening the property to prospective tenants, tenant screening, reference checking, lease preparation, bond lodgement, conducting the ingoing inspection and photography of the inside & outside the property.
Internet Advertising
Your property will be advertised for rent on Australia’s leading websites including realestate.com.au, domain.com.au, rent.com.au plus our website www.smarthomevision.com.au
Lease Renewal
Existing Tenants A lease renewal is less work than the initial letting, so we reduce the fee by half and pass on the savings to you.
Incidentals
Any incidental costs such as key cutting or print advertising for new tenants are charged at cost price.
Attendance at Residential Tenancies Tribunal
We will always attempt to resolve issues without having to attend the Residential Tenancies Tribunal, but unfortunately this isn’t always possible. An hourly rate is charge for staff attendance at tribunal hearing + tribunal registration fee.
Making an Insurance Claim
As I’m sure you would understand, it can become quite involved making a claim on your behalf to your Insurance Company. If the need arises, we have a small charge to cover our time.
